Project Description
This ground-up build demonstrates our approach to multi-unit residential construction, covering site preparation and utilities, reinforced concrete foundations and slab, structural framing, building envelope, complete MEP systems, and interior finishes. Our sequencing emphasized safety, quality control, and efficient inspections to keep work progressing smoothly and ensure durable, market-ready results.
Key Features & Construction Elements
- Site & Foundations: Excavation, utilities coordination, and reinforced concrete foundations/slab with embedded sleeves and risers.
- Structure: Engineered wood framing with integrated structural steel at wide openings and transitions.
- Floors & Roof: Panelized floor and roof sheathing to accelerate dry-in and maintain schedule.
- Building Envelope: Sheathing with taped seams and WRB; window installation with flashing; mixed cladding (siding with masonry accents).
- MEP: Complete electrical, plumbing, and HVAC rough-ins; service equipment and meter bank installation.
- Interiors: Insulation, drywall, large-format tile, and kitchen casework installation.
- Exterior & Sitework: Final façade, paving, and low site walls/railings at the public interface.
Results
- Quality: Envelope mock-ups and inspection checklists reduced punch-list items at turnover.
- Safety: Trade sequencing and controlled access to active work zones.
- Efficiency: Just-in-time deliveries and crane scheduling minimized site congestion.
