Project Description

This ground-up, multi-unit residential build showcases our complete delivery—from excavation and concrete foundations through structural framing, weathertight envelope, MEP rough-ins, interior finishes, hardscape, and landscaping. We sequenced trades for a tight site, protected the public way, and coordinated inspections to keep the schedule moving while maintaining quality standards for envelope details, wet areas, and life-safety elements.

Key Features & Construction Elements

  • Site & Foundations: Trenching, formwork, and reinforced concrete footings/foundations; slab preparation and placement.
  • Structure: Engineered wood framing and floor systems, progressing to roof truss installation.
  • Building Envelope: Sheathing with taped seams/WRB, window installation with proper flashing, and mixed cladding—brick veneer and lap siding—through to completed façades.
  • MEP & Interiors: Plumbing and electrical rough-ins, insulation, drywall, large-format tile, kitchen installation, and bathroom fit-out.
  • Sitework & Finishes: Perimeter fencing and railings, planting beds, site walls, and parking area with concrete paver surface and striping.

Results

  • Quality: Envelope mock-ups, pre-inspection checklists, and targeted QC reduced punch-list density at turnover.
  • Safety: Controlled access zones and sequenced trades maintained a clean, compliant jobsite throughout construction.
  • Efficiency: Just-in-time deliveries and coordinated crane/pump scheduling minimized site congestion and downtime.
  • Performance: Air- and water-management details at windows, WRB, and penetrations improved durability and maintenance outcomes.
  • Closeout: Streamlined inspections and documentation supported smooth handoff and rapid unit readiness.
